Keeping an AC healthy in Florida is mostly about consistency. Use this checklist to protect efficiency and head off breakdowns.
Monthly
Check and replace the air filter as needed. This will depend heavily on the type of filter installed with your indoor air handler. Small 1-inch filters must be changed monthly all year round, while thicker, better-quality filters typically require changing once every 3 to 6 months. Your best bet is to know exactly what size and type filter your system requires and to always change it per the manufacturer's recommendations. Also make sure all in-home vents are open and unobstructed.
Seasonally
Clear leaves and debris from around the outdoor unit, check that the condensate drain runs freely, and watch for any new noises or weak airflow. Scheduling regular equipment maintenance with a reputable HVAC service company will help ensure you get the most out of your HVAC system.
At a minimum, your HVAC system should receive professional maintenance once per year. However, for systems that operate year-round in Florida's demanding climate, many homeowners benefit from maintenance visits twice annually, typically once before the cooling season and once before the heating season.
Annually (professional)
During a professional maintenance service, a qualified technician will inspect and clean critical system components, check refrigerant levels, clean the evaporator and condenser coils, test electrical components and safety controls, inspect the condensate drain, measure system performance, and calibrate the thermostat. These preventive measures help identify small issues before they become expensive repairs.
Spring is the ideal time to schedule maintenance, before the peak summer cooling season arrives. A properly maintained system operates more efficiently, provides better comfort, experiences fewer breakdowns, and can last significantly longer than a neglected system. Just as routine oil changes help extend the life of your vehicle, regular HVAC maintenance helps protect one of the most important and expensive systems in your home.
