Whether you are new to North Central Florida or just want a better understanding of the system keeping your home livable most of the year, this guide covers the essentials of HVAC in our climate.
The systems
Most homes in Gainesville and surrounding areas use one of two setups: a traditional split system (AC plus furnace or electric heat), or a heat pump system that handles both cooling and heating from one unit. Heat pumps are especially common in Florida because winters are mild and many rural homes do not have access to natural gas. In those cases, heat pumps are often the most practical and efficient option.
Sizing and efficiency
The foundation of comfort in Florida is not just the equipment, it is the design. Proper sizing (a manual load calculation) is critical: it prevents short cycling, improves humidity control, and increases system lifespan. Efficiency ratings (SEER2) measure how much cooling you get per unit of energy, and in Florida's long cooling season, higher-efficiency systems often pay back faster due to extended runtime. Because systems run so many hours here, efficiency upgrades have a larger real-world impact than in cooler climates.
Maintenance and lifespan
HVAC systems in Florida work harder and longer than most of the country. Typical lifespan is 10–15 years, significantly less with poor maintenance, and longer with consistent care. Annual maintenance protects efficiency, reduces breakdown risk, and helps catch small issues before they turn into major repairs. When repair costs begin stacking up, especially on older R-22 systems, replacement often becomes the better long-term value.
